Divorce / Separation

Many of our reports are relied upon for matrimonial settlements. It is especially important in these situations to have a formal appraisal report that is objective and fair. Our reports are thoroughly explained to answer potential questions that may arise from either party reading the report. A well explained report can help to prevent the additional costs of a court appearance. It is also important to hire an appraiser that is willing to go to court, if the need arises. Katrina Baker has experience providing court testimony as an expert witness.

Depending on your needs, we can provide a value based on current market conditions, or as of date in the past (such as separation or marriage date).


Our appraisals can be used for first or second mortgage financing and refinancing purposes.

We can provide forced sale or fair market valuations in case of power of sale or foreclosure.

Property Tax Assessment Appeals

In some cases, a property tax assessment completed by the government may be too high. Presenting an independent appraisal report is the most effective tool to appeal your property tax assessment.

Capital Gains Tax 

When there is a change in use of your property, whether you are converting your residence into a rental property, or vice versa, you will need to report to the government the value of the property at the time of the conversion. Get an appraisal by a designated appraiser to prove the value of the property at the time of conversion to protect yourself and avoid having the government value your property.  It may be possible that we can appraise the property without disturbing the tenants.
