Why Get an Appraisal? Our Clients Hire Us for Many Reasons:
Re-Sale / Purchase
We can give you an unbiased, objective opinion of what your property is worth. We do not sell real estate so there is no interest in obtaining a listing. Our reports are helpful as a sales tool in giving buyers peace of mind that your asking price is fair. It will help you negotiate a fair price for your home. During a visit to your property, we can give you advice on simple things that can be done before listing to help you get the best return on your money.

Divorce / Separation
Many of our reports are relied upon for matrimonial settlements. It is especially important in these situations to have a formal appraisal report that is objective and fair. Our reports are thoroughly explained to answer potential questions that may arise from either party reading the report. A well explained report can help to prevent the additional costs of a court appearance. It is also important to hire an appraiser that is willing to go to court, if the need arises. Katrina Baker has experience providing court testimony as an expert witness.
Depending on your needs, we can provide a value based on current market conditions, or as of date in the past (such as separation or marriage date).
Financing
Our appraisals can be used for first or second mortgage financing and refinancing purposes.
Estate Sale
Estate trustees and powers of attorney use our appraisals to show objectivity and fairness to all parties involved in an estate. This prevents future conflicts among parties from feeling that the property was not sold at market value.

Employee Relocation
Our relocation appraisal reports are relied upon by companies and government agencies relocating their employees. These reports are more extensive than the average appraisal as they include information on active, competing listings.
Pre-Nuptial Agreement
Knowing what your property is worth before living with someone will help to protect your equity invested in the home in the event of a future marriage breakdown.
Property Division
When there is more than one owner of the property, and one or more partners want to buy out the other(s).

Power of Sale / Foreclosure
We can provide forced sale or fair market valuations in case of power of sale or foreclosure.
Property Tax Assessment Appeals
In some cases, a property tax assessment completed by the government may be too high. Presenting an independent appraisal report is the most effective tool to appeal your property tax assessment.
Capital Gains Tax
When there is a change in use of your property, whether you are converting your residence into a rental property, or vice versa, you will need to report to the government the value of the property at the time of the conversion. Get an appraisal by a designated appraiser to prove the value of the property at the time of conversion to protect yourself and avoid having the government value your property. It may be possible that we can appraise the property without disturbing the tenants.
